Things to Do with Kids in Arcadia

October 14, 2015 by avsemler Leave a Comment

Arizona Falls in Arcadia photo

With its large lots and wide, tree-lined streets, Arcadia is the ultimate family-friendly neighborhood.  Arcadia’s central location in the heart of Phoenix makes it a big draw for families, thanks to its many kid-friendly activities in and near this neighborhood.

Arcadia Ice Arena is an affordable way to spend a hot Phoenix day with its free skate days, along with hockey and figure skating programs.   Jump City is an indoor trampoline park located at 39th Street and Indian School Road.

Parks are plentiful in Arcadia.  First, Arcadia Park, at 56th Street and Osborn Road has an exercise course, playground, ramada and picnic area, restrooms, lighted volleyball court, grills, and a multi-purpose field.  Nearby G.R. Herberger Park located at 58th Street and Indian School Road has a play field, tennis, lighted sand volleyball, and a water fall feature.  Finally, Kachina Park at 42nd Street and Campbell Avenue features a playground, open play area, ramada and picnic area.

The Shemer Art Center and Museum located at the southeast corner of Camelback Road and 48th Street, named one of the top 10 museums in Phoenix, is a thriving cultural center housed in the very first home built in Arcadia back in 1919.  The center offers art classes for children in its large roster of art and cultural workshops.

Kids always enjoy the nearby Camelback Mountain hiking trails.  Specifically, Bobby’s Rock Trail is one of the easiest routes on the otherwise-challenging mountain, with an elevation change of 200 feet.  This quarter-mile trail follows the Echo Canyon summit trail out of the parking lot, and is perfect for families and younger kids.

If you’re lucky enough to live in Arcadia during July, your kids will love joining Arcadia’s Fourth of July Parade, a neighborhood staple since 1996.  This parade is open to everyone, from kids to families to pets and is a popular Arcadia community event.

highest level of integrity

October 4, 2015 by avsemler Leave a Comment

It was an easy decision for my wife and me in choosing Art and Vickie as our Real Estate Agents. They bring the highest level of integrity to the industry and with our recent home purchase helped us through every detail of the process as first time home buyers. Both Art and Vickie were available to us 24 hours a day, 7 days a week to assist with the hundreds of questions and concerns we had. It is without hesitation that I would recommend Art and Vickie as an agent to any of my friends and colleagues. They are exactly what you want in an agent.

Scottsdale real estate photoVickie and Art Semler have proven to be exemplary Realtors, extremely knowledgeable, helpful, true professionals – rising head and shoulders above Realtors with whom I have worked in the past.

The Semler’s helped me find my current house and sell my previous one, both in Scottsdale. I have worked with five other Realtors during corporate moves in Texas, Illinois, and Arizona, and working with Vickie and Art has proven to be the best experience yet. They explained every step of the process, always outlining all of my options, and constantly doing extra legwork that saved me time and money. For example, when negotiating items that came up during the inspection of my new house, Art and Vickie went to local home improvement stores to match and price hardwood flooring so that I would be reasonably compensated for repairs that needed to be done at the house that I was buying, making certain that I was credited the correct amount at closing to cover the work. Art also made repeat trips to price pool gates and hardware when it came time to negotiate terms after the inspection of the house that I sold. If they weren’t physically doing leg work, they were working the phones getting estimates from roofers, pest exterminators, and air conditioning technicians, just to name a few, to ensure that I would not have problems after I took possession of my new home.

Long before we were at the inspection stage, they provided a comprehensive marketing plan to sell my home. They don’t just provide lip service, but follow through with every detail, from hosting open houses, providing flyers, advertising in the newspaper, and putting my house on the tour of realtors. When it comes to handling the myriad of papers required, they are perfectionists, looking out for my best interests every step of the way, always remaining unruffled, which helped to reduce stress during the negotiating process of the selling and purchasing phases. Once we had a signed contract, they stayed on top of the lender to ensure that the closing occurred as scheduled. Vickie even came to the high school where I teach to provide moral support when I met the title agent to close on the house that I sold.

Furthermore, I can’t stress enough how they excelled at keeping the lines of communication open. They updated me at least once a week while actively looking for a buyer for my home. They are always quick to return phone calls or e-mails. They monitored activity on the computerized lock box and contacted the agents who brought potential buyers through my house for feedback.

Finally, their calm demeanor and positive attitude was reassuring through the arduous selling process in today’s changing Valley market. It made a world of difference to have Realtors representing me whom I knew I could trust to do an outstanding job.
